Azuma Collections is a luxury hospitality management company based in Uluwatu, Bali. We manage the properties and hospitality of our own developed villa projects, which are owned by individual investors. Our role is to ensure consistent quality and operational excellence across live operations, while safeguarding long-term asset value and reliable returns for our villa owners.
Azuma Collections operates at the intersection of hospitality and asset management, combining international standards with strong local execution to deliver professional, transparent, and scalable villa operations.
Role Overview:
The Head of Maintenance is responsible for the technical condition, safety, and ongoing functionality of all Azuma Collections properties. This role ensures that villas are well maintained, operational issues are resolved efficiently, and assets are protected through structured preventive maintenance and strong technical oversight.
As a member of the Leadership Team, the Head of Maintenance owns maintenance standards and execution across the portfolio, working closely with Operations, Housekeeping, Procurement, and external contractors to ensure uninterrupted guest operations and long-term asset integrity.
Key Responsibilities:
Maintenance Strategy & Standards
Define and maintain maintenance standards across all properties
Develop and manage preventive maintenance programs
Ensure consistent technical quality and asset condition portfolio-wide
Set clear priorities and response standards for maintenance issues
Operational Execution & Issue Resolution
Oversee day-to-day maintenance operations across the villa portfolio
Ensure timely resolution of technical issues impacting guests or operations
Coordinate emergency repairs and incident response
Minimise operational downtime and guest disruption
Asset Protection & Lifecycle Management
Monitor asset condition and maintenance cycles
Plan and manage repairs, replacements, and minor upgrades
Track maintenance costs and asset lifecycles
Safeguard long-term asset value through structured upkeep
Team & Contractor Management
Lead and manage in-house maintenance teams
Source, coordinate, and supervise external contractors and vendors
Ensure quality, safety, and compliance of all maintenance work
Build a disciplined, solution-oriented maintenance culture
Collaboration & Continuous Improvement
Work closely with Housekeeping on defect reporting and follow-up
Coordinate with Procurement on materials, tools, and service providers
Provide technical input to Operations and the Leadership Team
Continuously improve maintenance processes, response times, and standards
Requirements:
Senior technical or maintenance leadership experience in hospitality or property operations
Strong understanding of building systems, utilities, and villa infrastructure
Experience managing maintenance across multiple properties
Hands-on, solution-oriented mindset with strong organisational skills
Comfortable managing teams, contractors, and external vendors
Strong coordination and communication skills
Fluent in English; Bahasa Indonesia is a strong advantage
